Tips for selling your home:

  1. Declutter, Depersonalize and Clean your home inside and out.
  2. Put pictures of family members out of sight.  Remove all clutter, trinkets, mail, debris and personal items from all counters, tables, and dressers. 
  3. Clean, declutter, and organize all kitchen shelves, clothes and linen closets, pantry, and coat closets.  Neatly fold towels.  Box up excess items and reorganize closets to make them look spacious.
  4. Make sure all trashcans are empty and all pet dishes, leashes, and food are put out of sight. 
  5. Sanitize your home so it is free of dog and cat odors. 
  6. Remove any decorative containers of plastic fruit. 
  7. Make sure the windows are clean. Dust and wipe down everything, including the tops of the furnace, air conditioning unit/compressor, water heater, washer, dryer, water softener and all other appliances. 
  8. Make sure all lightbulbs work; they should all be the same color and brightness (soft or bright white). 
  9. Clean and/or remove dirty curtains. 
  10. Uncover windows to bring in as much light as possible.   Open drapes and add lighting where needed to illuminate the spaces inside your home.
  11. Make sure the kitchen and bathrooms are spotless.
  12. Make sure the outdoor area and walkway leading to your home’s entrance is free of debris and clutter and that it is inviting.
  13. Stage your home, deck, patio, and entryway.  Put out freshly cut flowers, an interesting piece of art, and remove all items that make your home look small.
  14. Clean or replace the carpet if it is dirty and has bad odors.
  15. Have the roof cleaned if it is dingy.  Clean the exterior of your home.
  16. Make sure the grass is neatly mowed.  Work on making your yard healthy and green.  Plant flowers and add landscaping to increase your home’s appeal.  Make sure your front yard is free of debris.  Trim/prune the bushes.  Add rich looking mulch around shrubs and trees.
  17. Add a new mailbox if necessary.
  18. Scrub floors, walls and rugs.  Use a pleasant smelling (not overpowering) cleaning solution.
  19. Clean all blinds and window treatments.
  20. Touch up paint (interior and exterior) if necessary.

  22. Clean ducts, fans, and lights (of any bugs and dust).
  23. Ensure photos look professional.
  24. Be aware a sale may happen quickly once your home is listed.  “Fill out all the necessary documents, such as any seller disclosures, and have paperwork for recent repair work, home renovation costs and utility bills on-hand for any buyer requests that come in,” says Lee-Duffy.
  25. Make sure all toilets flush, all faucets work, all lights work, and all alarms, smoke detectors, and carbon monoxide detectors work.
